Major Roofing Issue

As a Delaware Home Inspector I have seen all kinds of issues with homes and on this house when I was going thru my roof inspection, I found that The chimney was in bad shape. The bricks were missing in several areas , the inside liner was damaged, No top cap to protect the liner from water or animals and the thing that I found to be the most interesting is that the roof had just been recently replaced, Yes the roofing contractor forgot to install the flashing at the base of the chimney. After my roof, inspection I examined the interior and the attic of the home and found that were the chimney was located it had a completely new set of issues. Water had been entering the home and caused damage to the plywood, insulation, interior drywall and also mold had started to form.The unfortunate thing is that the house sat vacant for several months so no one was aware of the problems. On the plus side, everything was repaired by the seller prior to settlement.
