Major Roofing and Mold issue

As a Delaware Home Inspector I come across all kind of problems in and around the home. On this day I went to open the door to prepare for my inspection and before I entered the property I could smell a musty odor. I new this was a vacant property so I figured the home had the odor because it had not been lived in for some time. Once I entered I saw a big problem. There was mold growing from floor to ceiling in the living room and to my surprise when I went upstairs I found that this was the case in one of the rear bedrooms. Upon further inspection of the roof and attic I found that the roof had been leaking, In addition to the roof leak the plumbing supply lines were leaking as well. So two different problems but one big mess.

Lumetique Recalls Botanika Candles Due to Fire Hazard
WASHINGTON, D.C. – The U.S. Consumer Product Safety Commission, in cooperation with the firm named below, today announced a voluntary recall of the following consumer product. Consumers should stop using recalled products immediately unless otherwise instructed.
Name of Product: DayNa Decker 16 ounce Botanika Candles

Units: About 7,000

Manufacturer: Southern California Candle Co. Inc., of Los Angeles, Calif.

Distributor: Lumetique Inc., of Los Angeles, Calif.

Hazard: The glass can break during use, posing a fire hazard.

Incidents/Injuries: The firm has received ten reports of the glass breaking during use, two of which resulted in fires causing property damage to household items and carpet. One consumer reported a cut on her foot when the glass broke and another consumer reported a wax burn from blowing out the candle.

Description: The recalled candles were sold under the DayNa Decker “Botanika” brand in 16 ounce green glass vessels, 4 inches wide by 5 inches high. Botanika candles in the smaller 3 ounce and 6 ounce sizes are not included in the recall. The words “DayNa Decker” and “Bacara,” “Bardou,” “Clementine,” “Indigo,” “Leila,” “Manzanita,” “Sierra,” “Violetta,” “Yasmin” or “Zelia” appear on the bottom of the glass vessel.

Sold by: Resorts, spas, gift shops and specialty stores nationwide from March 2008 through April 2009 for about $76.

Manufactured in: United States

Remedy: Consumers should immediately stop using the candle and contact Lumetique to receive a full credit toward the purchase of DayNa Decker brand products.

GE Recalls Ranges Due to Fire and Burn Hazards
WASHINGTON, D.C. – The U.S. Consumer Product Safety Commission, in cooperation with the firm named below, today announced a voluntary recall of the following consumer product. Consumers should stop using recalled products immediately unless otherwise instructed.
Name of Product: GE Profile™ Freestanding Dual Fuel Ranges
Units: About 28,000
Manufacturer: GE Consumer & Industrial, of Louisville, Ky.
Hazard: The wiring in the rear of the range can overheat, posing a fire and burn hazard to consumers.
Incidents/Injuries: GE is aware of 47 reports of overheated wiring, including 33 reports of wiring that caught fire. Of these, one fire caused structural damage to the home and there have been 14 reports of minor property damage. No injuries have been reported.
Description: This recall involves GE Profile 30” Freestanding Duel Fuel ranges. The ranges were sold in white, black, bisque and stainless steel. The following model and serial numbers can be found on the left inside corner of the bottom drawer.

3YR OLD HOUSE WITH STRUCTURAL ISSUES

I see some crazy things from time to time and I came across this house and I had to share with you what I saw and I am surprised the county did not catch this and or let it go. The floor joist and sill plate on an exterior wall was cut and altered by the heating contractor to allow for the duct work and gas pipe. The fix two 4×4 post on either side of the cut floor joist. The post were not properly attached and or anchored to the floor all it would take is a minor bump and it would cause the posts to dislodge and cause damage. We had a structural engineer evaluate the property and he was just as surprised as I was to see this kind of handy work. I won’t tell you what the repair cost to the seller was but lets just say it was a pretty penny.

Major Roofing Issue

As a Delaware Home Inspector I have seen all kinds of issues with homes and on this house when I was going thru my roof inspection, I found that The chimney was in bad shape. The bricks were missing in several areas , the inside liner was damaged, No top cap to protect the liner from water or animals and the thing that I found to be the most interesting is that the roof had just been recently replaced, Yes the roofing contractor forgot to install the flashing at the base of the chimney. After my roof, inspection I examined the interior and the attic of the home and found that were the chimney was located it had a completely new set of issues. Water had been entering the home and caused damage to the plywood, insulation, interior drywall and also mold had started to form.The unfortunate thing is that the house sat vacant for several months so no one was aware of the problems. On the plus side, everything was repaired by the seller prior to settlement.

We purchased a home in Smyrna and Ted was are inspector, My husband and I were so impressed with his experience and how informative of an inspection it was. Ted showed us maintenance items so we could keep a handle on those and he also pointed out the major defects with the house.
