Foundation, Framing, Final Inspection
Buying or building new construction is miles apart from walking into a perfectly finished home. Here at Quality Home Inspections, we perform inspections on newly constructed homes in Wilmington, DE, and neighboring areas. We’ve seen how troubling it is for new homeowners moving into a new home that did not go through a sufficient and thorough inspection.
A home is like a jigsaw puzzle made up of thousands of components put together by different teams. It is a complex endeavor involving many people that are usually split up into sub-contractor groups, each working on different parts of the home. Best builders do exist but it is also nearly impossible to complete without missing something.
Most people assume that municipal inspectors spend a great deal of time inspecting newly constructed buildings. Truth is, a 15-20 minute walk-through is never enough. Apart from that, there could also exist problems that do not necessarily violate codes but can have serious consequences to the new homeowner. Our professional home inspectors in Wilmington, DE inspect even before the walls are closed and perform another inspection when the construction is done to test everything else.
“I hired Ted to do a home inspection for my client and would use him again. He was prompt, efficient and answered all of the clients questions. His report was delivered to us quickly with details and photos of the problem areas.” – Review of Quality Home Inspections By James Brady
The three phases of new construction inspection are as follows:
Phase 1: Examination of exterior framing system including proper installation of windows and doors.
Phase 2: Examination of the framing, plumbing, electrical, and heating systems. Major systems within the walls are included to ensure no potential problems could arise prior to drywall installation.
Phase 3: Complete home inspection once construction is completed.
Buying a home that did not undergo a professional inspection puts you at risk of a number of issues that are either costly to repair or worst, can no longer be fixed. Common issues found in newly constructed homes include:
- Plumbing fixture not tested for leaks
- An electrical box that does not work
- Roof issues such as missing, damaged, or torn shingles
- Improper insulation of the home
- Improper installation of sidings
- No adequate insulation in basement walls and specific areas with colder temperatures
- Missing crawl space ventilation
- Air leaks and heat loss
- Poorly installed flooring system;
- And other structural issues that require further evaluation from structural engineers
When one component is done poorly or is simply left out, it can affect all other components inside the home. This, in turn, gets you stuck in paying for overwhelming repairs and costly replacements. Professional new construction inspection is a relatively small investment that can pay big dividends for your peace of mind. It gives you the opportunity to identify problems and correct them before things go downhill.
Long story short, a new construction home inspection will offer you invaluable insights into what you are actually putting your money into. You’ve heard it over and over again that buying a home may be the biggest purchase and largest investment of your life so it’s not something that you should take lightly.
Furthermore, a good Wilmington home inspector such as ours at Quality Home Inspections should give you a good idea of how you can maintain the general upkeep of your home to save you thousands of dollars and a lot of headaches in the future.
